What is Indi Build to Rent?

Indi is a Build to Rent (BTR) brand, designed to make renting simpler, more secure, and genuinely enjoyable. It’s renting built around you.

BTR is a new way of living, where entire buildings are purpose-built for renters, professionally managed, and have one consistent landlord – no matter where you live in the building. This means a more consistent renter experience, greater security, and homes and spaces designed with renters in mind, in the places people most want to live.

How is Indi different from traditional renting?

Indi is a renter-first experience – designed for comfort, flexibility and community.

Unlike traditional rentals, Indi apartments are purpose-built, professionally managed, and you’ll have the same landlord no matter where you live in the building.

You’ll also have access to thoughtfully designed shared spaces including a fully equipped gym and wellness areas, rooftop terraces and dining, entertaining and co-working zone/s, and a dedicated on-site Indi Resident Services and maintenance team to support you every day. Additional fees may apply.

What kinds of lease terms are available at Indi?

Lease terms flex around you – from longer stays up to five (5) years or more, to shorter chapters starting from six (6) months.

Are pets allowed at Indi?

------------------------------------------------

Yes, your furry friends are welcome!  

To ensure everyone’s safety and comfort, pets need to be pre-approved and comply with our pet policy (including restrictions on dangerous or banned breeds). 

What does my rent include?

------------------------------------------------

Your rent covers more than just your apartment – it’s your all-access pass to Indi living.

Inside your apartment, you’ll find high-quality finishes and white goods supplied (fridge/freezer, dishwasher, washing machine and clothes dryer).

You’ll be supported by an on-site Resident Services and maintenance team, have access to the dedicated Indi app, and be part of a curated calendar of community events.

Beyond your front door, you’ll also enjoy access to shared amenities such as wellness spaces, co-working zone/s, rooftop terrace/s, BBQ facilities, and dining and entertainment spaces. Some spaces (e.g. private dining rooms) are bookable only and will incur a fee for use. If you’d like exclusive use of other shared resident spaces, bookings are subject to availability and fees may apply. For more details, speak with your Indi Resident Services team.

And yes – complimentary Wi-Fi is available for residents in all shared spaces.

Are utilities and furniture included in my rent?

------------------------------------------------

Utilities are individually metered and charged separately, including water and electricity. They’re ready to connect from day one, so you can settle in without delay.

You’re free to choose your own internet provider or tap into our Indi partner options for a seamless setup.

If you choose an apartment with a furniture package, this will be charged as an additional weekly fee under a separate rental agreement with our trusted furniture supplier. 

How does my mail get to me?

------------------------------------------------

Each apartment has its own secure mailbox in the mail room, along with access to parcel lockers.

When a delivery arrives, it’s placed in a parcel locker.  You’ll receive a unique access code via SMS, and your parcel will be ready for collection when you are. To use this service, you’ll need to register your Australian mobile number with your Indi Resident Services team.

For security reasons, all parcels should be addressed using the name shown on your rental agreement (which should match your passport and/or drivers’ licence).

Please note, unattended parcels are not the responsibility of Indi team members.

Is there extra storage available outside my apartment?

------------------------------------------------

Additional storage cages may be available for rent. They are subject to availability, and additional fees. 

Are residents able to smoke?

------------------------------------------------

Smoking isn’t permitted inside apartments or in shared common areas.

Smoking on private balconies or terraces that form part of your residential premises is permitted in line with the conditions in your rental agreement and that it does not impact on neighbours.  

Is there a resident app?

------------------------------------------------

Yes – there’s a dedicated Indi app to make your day-to-day living easier. You can pay rent, log maintenance requests and stay up to date with building updates and community events.

  • Android: visit the Google Play Store, search “Indi” building and tap “Install”.

What is a bond?

A rental bond is a standard security deposit paid at the start of your lease.

The bond is typically equal to four (4) weeks’ rent and is securely held for the duration of your lease by the relevant state government authority – NSW Fair Trading in New South Wales, or the Residential Tenancies Bond Authority (RTBA) in Victoria.

At the end of your tenancy, it’s returned in full unless deductions are required for outstanding rent, damage or other costs.

Both residents and landlords can manage, and request bond returns through these secure online government portals.

Do I have to pay a bond?

Yes – when you sign your rental agreement, you’ll need to pay a bond equivalent to four (4) weeks’ rent, in line with the relevant state Residential Tenancies Act.

How do I move out, and what do I need to do to get my bond back?

------------------------------------------------

When it’s time to move on, we’ll help make the process simple.

Get in touch with the Indi Leasing team, who will guide you through next steps – including how to prepare your apartment to ensure a smooth handover.

Your bond will be returned once your tenancy ends, provided all rent is paid and the apartment is returned in line with the conditions of your rental agreement.

What if I need to end my lease early?

We understand plans can change. Please speak to your Indi Leasing team, who will guide your through the early termination process. Fees will apply in accordance with your rental agreement.

Do I need to take out contents insurance?

------------------------------------------------

While we take great care of every Indi building, your personal belongings aren’t covered, so we recommend arranging contents insurance for added peace of mind.

Who is Investa?

------------------------------------------------

Investa is an Australian investment management, development and property management business. Indi is Investa’s BTR brand.

How do I apply for an apartment at Indi Sydney?

------------------------------------------------

Complete the online application and ensure that all required documentation is accurate, up-to-date, and submitted in full. You will be required to submit a current Visa, Passport. Once the Indi team receives your application, it will be reviewed.

If your application is successful, the Indi Sydney Leasing team will send you a rental offer. To accept the offer, you will need to sign the lease agreement. 
Upon signing, a bond equal to one month’s rent must be paid, along with the pro-rata rent amount. The pro-rata rent is calculated from your lease commencement date and aligns with the Indi Rent Payment Calendar. Rent will be paid on fortnightly basis. If you are renting an apartment with a furniture package, an additional furniture agreement will need to be signed. 
The bond and pro-rata rent must be paid before you move into Indi Sydney. 

What apartments are available at Indi Sydney?

Indi Sydney offers a range of thoughtfully designed one-, two- and three-bedroom apartments, with both furnished and unfurnished options (subject to availability). All apartments feature high-quality finishes, have a private balcony, and come with white goods supplied (fridge/freezer, dishwasher, washing machine and clothes dryer).

Can I have a furnished apartment?

------------------------------------------------

Yes – selected one-, two- and three-bedroom apartments are available with furniture packages, subject to availability at the time of leasing.

Designed for convenience and comfort, these furniture packages are provided by our trusted partner and are available for a weekly fee for as long as you call Indi Sydney home.

Choose from two curated styles:

  • Urban Tundra – sleek, modern and quietly bold
  • Horizon Haze – soft, calm and effortlessly refined

What amenities are included at Indi Sydney?

  • Wellness spaces including a fully equipped gym, yoga studio/exercise room and two (2) infrared saunas
  • 20-metre heated indoor pool with separate spa and ‘baja shelf’ (lounging ledge)
  • Co-working zone – including workstations with monitors and bookable meeting rooms
  • Resident lounge and kitchenette
  • Rooftop terrace with indoor dining room, catering kitchen and lounge
  • Outdoor rooftop entertaining terrace with an electric BBQ
  • Bicycle storage

Exclusive use of shared spaces (including dining room and rooftop terrace) is subject to availability and approval, additional terms and conditions, and fees and charges may apply.  Bookings can be made via the Indi app or with the Resident Services team. Bicycle storage is available on a limited, first-in basis.

Are there parking options available?

------------------------------------------------

Indi Sydney is located in the heart of the CBD, with transport right at your doorstep.

While on-site car parking isn’t available, you’ll find:

  • Metro access directly below the building (Gadigal Station)
  • Town Hall Station just a short walk away
  • Light rail and multiple bus routes nearby

There is also bicycle storage within the building, plus nearby car share and rental options.

What public transport options are available around Indi Sydney?

------------------------------------------------

Getting around is easy from Indi Sydney:

  • Metro: Gadigal Station is directly below the building
  • Train: Town Hall Station is just a short walk away
  • Light rail: The Town Hall light rail stop is within walking distance
  • Bus: Multiple routes are nearby, including Bathurst Street (one-minute walk)
  • There are also several nearby bikeways and cycle paths

Where can I charge my electric bicycle or scooter?

------------------------------------------------

 

Indi Sydney does not have dedicated EV charging stations. However, you’re welcome to charge electric scooter or bicycle in your apartment, provided they are set up and used safely. For safety reasons, batteries cannot be charged in common areas or stored in the bike storage.

Is the property secure?

Indi Sydney has a secure access system for communal areas, entrances, lifts and throughfares, as well as an intercom system and CCTV in parts of the building.
