Application and Booking Terms and Conditions

The following terms and conditions apply to your application for accommodation with UniLodge Australia. Please review these terms carefully and print or save a copy for your reference. These terms and conditions apply to all individual and small group applications.

The application terms and conditions are provided in English only. If you do not understand any part of the application terms and conditions, please contact the property’s reservation team.  If you choose to access the website from locations outside of Australia, you are responsible for complying with local laws.

  1. The application terms and conditions relate to all UniLodge properties in Australia and New Zealand.
  2. They apply to all individual and small group applications made:
               a. online through our websites;
               b. in person at a UniLodge property;
               c. over the phone;
               d. via email;
               e. via App;
               f. via an educational agent;
              g. via any other method accepted and approved by UniLodge
  3. All applications for accommodation will be reviewed by the property’s team to ensure applicants meet our minimum requirements. Applicants must be considered in accordance with the Equal Opportunity Act 1995. There must be no discrimination based on: age, sex, marital, parental or carer status, pregnancy, sexual orientation, disabilities, physical features, race, religious, political or industrial activities or beliefs or personal association with someone else who may be treated unfairly on the basis of any of the above.
  4. Upon successful review, we will send you a Letter of Offer for accommodation.  Your Letter of Offer will set out the next steps and any payments due that are required to accept your Offer and secure your accommodation with UniLodge.
  5. All rooms and rates are for occupation by one (1) person only, unless specified otherwise such as twin share rooms for two (2) people.
  6. Although we try to ensure the room rates and other costs published on our website are accurate, changes may sometimes occur and we will only be bound by the rates and costs set out in your Letter of Offer.
  7. If you are under 18 years of age you must have consent of a parent or legal guardian when making an application.
  8. If you are under 18 years of age when you are scheduled to move into your UniLodge accommodation, your application will only be accepted at an approved Under 18’s property as indicated on the UniLodge website.
  9. If you are an International student and 17 years of age when you are scheduled to move into your UniLodge accommodation, you must seek permission from your University or College to reside at a UniLodge Property. You will be able to apply to only those properties that are approved to accommodate Under 18 students.  These approved properties are listed on the UniLodge website.  Please note we do not accept students younger than 17 years of age.
  10. Whilst every endeavour is made to place you in the room nominated through the UniLodge website, UniLodge cannot guarantee you will be offered the room type requested. Please check your Letter of Offer carefully.
  11. If you wish to cancel your online booking, please let us know in writing via email to the reservations team at UniLodge. Please note there may be a penalty to cancel. Please refer to the cancellation policy in your Letter of Offer.
  12. We may at our discretion cancel your application for accommodation should any of the following occur:
               a. the information you provide as part of the application process is false; or
               b. you fail to comply with your obligations in the Booking Terms & Conditions;

No Visa No Pay Policy

We totally understand that life doesn’t always go to plan, which is why we want to ensure that you have peace of mind when you book with UniLodge*.

Prior to my lease commencing?

If you were not successful in receiving a visa to study in Australia before the commencement of your lease start date, we ask that you complete the following actions:

A written email requesting cancellation, which must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia. You will then be formally advised that your lease agreement will then be cancelled without penalty.

After the commencement of my lease?

If you are cancelling after the commencement of your lease date due to not receiving a visa to study in Australia we ask that you complete the following actions:

A written email notify that you wish to terminate your lease, which must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia. The Property Manager will consider your request for the breaking of your lease and advise whether your request has been accepted.

NRAS - The National Rental Affordability Scheme at UniLodge Royal Melbourne

The National Rental Affordability Scheme (NRAS) is a government incentive which allows UniLodge Royal Melbourne to offer accommodation to eligible low to moderate income earners at a rate below market value.

NRAS rooms are available to both Australian and International students, but to qualify for an NRAS apartment, you need to have earned below the certain income limits for the 12 months preceding your lease start date.

To be eligible for an NRAS room you need follow the below:

  • Complete an online application.
  • You will then receive a request from the property manager to complete an Income Notification Form, and provide supporting documentation outlining your gross income for the 12 months preceding your application date. Please note – you must not exceed the income limits for your 'household composition'. You can find the income limits in 'Information for Tenants' factsheet on the Commonwealth Department of Social Services.
  • Complete Statutory Declaration regarding the information you have provided. 

Please note:

  • Both local (Australian) and foreign income should be included.
  • It relates to your income only, and not the income of your parents.
  • Income from scholarships, subsidies, prizes and stipends paid to you is included in your income.
  • Payments from your parents or immediate family members, any trust distributions and any tuition money for your course that enters your bank account in the 12 months preceding your contract start date is considered income.
  • Income paid to your tertiary education provider for tuition costs will not be counted as income if you provide us with proof of payment.
  • It does not include inheritance, superannuation income, gambling winnings or lump sum compensation payments, compensation from insurance or emergency relief or similar assistance.
  • You are required to upload source documentation for any income listed. Templates are provided to you via application process, if applicable.

UniLodge Royal Melbourne will use this information to evaluate your eligibility and, if confirmed, send you a conditional offer of accommodation. If you are not deemed eligible, we will contact you to discuss the alternative non-NRAS room types available.

UniLodge @ UC – Campus West | Guginya Renewal Offer – Semester 1, 2021 Terms and Conditions

  1. If you are on a weekly rate prior 2020, your new 2020 weekly rate will commence at the start of your new lease date.
  2. The weekly rate charged will be the 2020 rates based on contract length and room type.
  3. If you choose to renew your lease and move to a different apartment (subject to availability), you will be charged a $55 Room Move Fee and the relevant Cleaning Fee, both fees include GST and apply to all room types. Cleaning Fee varies by room and contract length and is payable in advance to secure your new room. Additional cleaning fees may apply.
  4. This offer applies to the weekly rate only, the utilities fees are subject to change until further confirmation.
  5. If your personal situation changes, you may have the option to cancel your 2021 contract up till 4:30pm (AEST), 1 December 2020 without penalty.
  6. This offer is not valid with leases that have already been renewed.
  7. Renew by 4pm on 19 October 2020 and you’ll go into the draw for your chance to win 1 of 10 $50 gift vouchers. The total value of the prize draw is $500.
  8. Information on how to enter and the prize form part of these Terms and Conditions. Participation in this promotion is deemed acceptance of these Terms and Conditions.
  9. The prizes are ten (10) $50 electronic gift vouchers and the total prize valued is $500.
  10. The promoter is UniLodge Pty Ltd (ABN 49 078 921 169) whose registered office is at Level 22, 100 Creek Street, Brisbane QLD 4000.
  11. Residents will be automatically entered upon confirmation of a lease renewal at UniLodge @ UC - Campus West/Guginya.

  13. The Promoter reserves the right, at any time, to verify the validity of entries and entrants and reserves the right, in its sole discretion, to disqualify and individual who the Promoter has reason to believe has breached any Terms and Conditions, tampered with the entry process or engaged in any unlawful or other improper misconduct to jeopardise fair and proper conduct of the promotion. Errors and omissions may be accepted at the Promoter’s discretion. Failure by the Promoter to enforce any of its right at any stage does not constitute a waiver of those rights.   14. Entry to the prize draw is available to all residents, in any room type who renew a minimum of a 22 weeks contract.
  15. There will be ten (10) prize draws and ten (10) winners. The winner will be chosen at random by electronic selection from all entries received and verified by Promoter on the draw date of 21 October 2020 at 4:30pm (AEST). 
  16. The winner will be notified via the email address provided on their lease.
  17. The winners drawn are A. O'Brien, A Moreno, C Dean, C Sebastion, D Tikiriyadura, J Tal, M Purtill-Wright, S Singh, S Nath and S Apps.
  18. The promoter’s decision in respect of all matters to do with the competition will be final and no correspondence will be entered into.
  19. By entering this competition, an entrant is indicating his/her agreement to be bound by these terms and conditions.
  20. The gift voucher supplier will be Gift Pay Express and the gift voucher will be supplied to the winners via the email address provided on their lease.   21. The gift voucher cannot be transferred or exchanged for cash.
  22. UniLodge @ UNSW Renewal Offer – Semester 1, 2021 Terms and Conditions

  1. Lease agreement to be confirmed before or on the 31/12/2020 will be eligible to receive a 30% discount on rates at the start of the new lease. 
  2. The new lease term must be at least 1 month or no more than 12 months.
  3. This sign a new lease offer is only available to current and eligible residents at UniLodge @ UNSW. 
  4. This offer cannot be transferred or exchanged for cash. 
  5. This offer is not valid with leases that have already been renewed. 
  6. This offer is not available at any other UniLodge property in Australia or New Zealand.

UniLodge City Gardens Renewal Offer – Semester 1, 2021 Terms and Conditions

  1. The renewal form needs to be completed and handed into reception by 5pm on 20/11/2020.
  2. Renew a new your lease to end on the 31/01/2022 and you will receive a AUD $1000 rent credit.
  3. Renew a newyour lease to end on the 05/07/2021 to receive AUD $600 rent credit.
  4. The first 20 residents who sign a new lease will receive a bonus AUD $200 rent credit and a AUD $50.00 laundry credit.
  5. The bonus rent credit and laundry credit will be awarded within 4 weeks to the residents account after commencing their new contract.
  6. The rent credit will be applied at the end of the lease and you will not be eligible if the lease is broken before the lease end date.
  7. This offer is valid at UniLodge City Gardens and is not available at any other UniLodge property in Australia or New Zealand.
  8. Failure to renew your lease contract will be treated as your intention to not renew your lease and that you intend to vacate on the current lease expiry date.

UniLodge Darwin Renewal Offer – Semester 1, 2021 Terms and Conditions

  1. All renewals confirmed before 4pm on 4/01/2021 will be eligible to receive reduced rates at the start of the new lease. 
  2. The renewal term must be 6 months or longer.
  3. This contract renewal offer is only available to current and eligible residents at UniLodge Darwin. 
  4. To renew and view special rates for each room type, please contact UniLodge Darwin reception.
  5. This offer cannot be transferred or exchanged for cash. 
  6. This offer is not valid with leases that have already been renewed. 
  7. This offer is not available at any other UniLodge property in Australia or New Zealand.

UniLodge JCU Halls of Residence Renewal Offer – Semester 1, 2021 Terms and Conditions

  1. All renewals confirmed before 31/10/2020 will be eligible for the waive of the $350 administration fee. 
  2. The renewal term must be 6 months or longer.
  3. This renewal offer is only available to current and eligible residents at UniLodge JCU Halls of Residence. 
  4. To secure your renewal and your place for next year: you will receive a Letter of Offer and the offer will include documents for completion and information for first two weeks rent and annual fees ($60 Activity, $30 Facilities, $30 Damages Fee) that you are required to pay. You must pay this within 7 days of receiving the Letter of Offer for the administration fee to be waived and 2021 rates to be locked in. 
  5. This offer cannot be transferred or exchanged for cash. 
  6. This offer is not valid with leases that have already been renewed. 
  7. This offer is not available at any other UniLodge property in Australia or New Zealand.

UniLodge John Grey Hall Renewal Offer – Semester 1, 2021 Terms and Conditions

  1. All renewals confirmed before 31/10/2020 will be eligible for the waive of the $350 administration fee.
  2. The renewal term must be 6 months or longer.
  3. This contract renewal offer is only available to current and eligible residents at UniLodge John Grey Hall.
  4. To secure your place for next year, you will be offered a new contract following this request to renew. The offer will include you to pay first months rent, annual fee ($90 Residential Life Program, $30 Facilities Fund, $30 Damages Fund). You must pay this within 5 days of receiving the offer for the administration fee to be waived and 2021 rates to be locked in.
  5. This offer cannot be transferred or exchanged for cash.
  6. This offer is not valid with leases that have already been renewed.
  7. This offer is not available at any other UniLodge property in Australia or New Zealand.

UniLodge Lincoln House Renewal Offer – Semester 1, 2021 Terms and Conditions

  1. The New Lease Form needs to be completed and submitted by 5pm (AEDT) Monday 2 November 2020 to be eligible for this offer.
  2. Sign a minimum of 12 month lease and receive 4 weeks free rent.
  3. The first 2 weeks free rent will be credited at the start of your new lease and the second 2 weeks free rent will be credited at the end of your new lease. You will not be eligible to receive the second 2 weeks free rent if the lease is broken before the lease end date.
  4. The lease end date for the 12 month lease will be in the month of February 2022.
  5. This offer is only available to the first 20 current and eligible residents who sign a new lease at UniLodge Lincoln House.
  6. This offer cannot be transferred or be exchanged to cash.

UniLodge @ Metro Adelaide Renewal Offer – Semester 1, 2021 Terms and Conditions

  1. All renewals must be confirmed by 9am 6/11/2020 to be eligible to receive this offer. 
  2. If you sign a new six month contract you will receive 2 Weeks Free Rent, which will be applied at the end of your contract.
  3. If you sign a twelve month contract you will receive 4 Weeks Free Rent, which will be applied at the end of your contract.
  4. If you select the free rent offer, you will not be entitled to receive the free rent if your lease is broken before the contract end date.
  5. Discounted rates will be offered based on length of renewed contract.
  6. This renewal offer is only available to current and eligible residents at UniLodge @ Metro Adelaide who sign a 6- or 12-month lease.

UniLodge Royal Melbourne Renewal Offer – Semester 1, 2021 Terms and Conditions

  1. All new leases must be confirmed by 5pm 19/11/2020 to be eligible to receive the free rent offer and bonus laptop stand valued at RRP $49.
  2. If you sign a new 52 week lease (Full Year) or a new 48 week lease (Academic Year) you will receive 4 Weeks Free Rent. The first 2 weeks free rent will be credited at the start of your new lease and the second 2 weeks free rent will be credited at the end of your new lease.
  3. If you sign a new 26 week lease (Half Year) you will receive 2 Weeks Free Rent. The first 1 week free rent will be credited at the start of your new lease and the second 1 week free rent will be credited at the end of your new lease.
  4. The laptop stand offer is only limited to the first 25 residents who sign a new lease. Laptop is not included.
  5. You will not be eligible to receive the second free rent if the lease is broken before the lease end date.

UniLodge Victoria University Renewal Offer – Semester 1, 2021 Terms and Conditions

  1. Renew your lease by 4pm 6/11/2020 and you’ll receive a special weekly rate for your new lease and a bonus laptop stand valued at RRP $49. For details for your special weekly rate, please enquire at the Reception.
  2. To be eligible for this offer, your current lease needs to be expiring between October 2020 and February 2021.
  3. A minimum lease period of one semester (21 Weeks) is required.
  4. Your new weekly rate will commence at the start date of your new lease.
  5. The laptop stand will be available for pick up at the reception before 20/11/2020. Laptop is not included.
  6. The special “from rate” of $150 per person per week is for one person in a Studio Twin Share on a minimum of a Semester (21 Weeks) lease. Special rates are also available for all other room types. Full details of special rates for each room type and stay period are available from the property team at the Reception.
  7. If you choose to renew and prefer to move to a different apartment this may be possible (subject to availability). All you need to consider is a $110 Room Move Fee and a $130 Cleaning Fee. Both fees include GST and apply to all room types.
  8. Pricing is correct as at 16/10/2020.
  9. This offer is not valid with leases that have already been renewed.
  10. This offer is not to be used in conjunction with any other UniLodge offer.
  11. This contract renewal offer is only available for current and eligible residents at UniLodge Victoria University.
  12. This offer cannot be transferred or exchanged for cash.
  13. This offer is valid only at UniLodge Victoria University and is not available at any other UniLodge property in Australia or New Zealand. 

UniLodge on Waymouth Renewal Offer – Semester 1, 2021 Terms and Conditions

  1. All renewals must be confirmed by 4pm 27/11/2020 to be eligible to receive this offer. 
  2. If you renew your lease within 7 days, by 4pm 30/10/2020 on a six month lease, you will receive a $10 discount per week on your room rates.
  3. If you renew your lease within 7 days, by 4pm 30/10/2020 on twelve-month lease, you will receive a $20 discount per week on your room rates.
  4. If you renew for a six month lease after 30/10/2020 you will receive a $5 discount per week on your room rates.
  5. If you renew for a twelve month lease after 30/10/2020 you will receive a $10 discount per week on your room rates.
  6. The rental discount will be applied on a monthly basis immediately after your new lease is signed.
  7. This renewal offer is only available to current and eligible residents at UniLodge on Waymouth who sign a six or twelve month lease.
  8. This offer cannot be transferred or exchanged for cash. 
  9. This offer is not valid with leases that have already been renewed.
  10. This offer is valid only at UniLodge on Waymouth and is not available at any other UniLodge property in Australia or New Zealand.
