Do I need to be classified as a student for the entirety of my contract with UniLodge?

Yes, to be a resident at UniLodge Brisbane City you need to have a current and valid COE (confirmation of enrollment- but NOT offer letter) / student ID from the date you apply for your room and throughout your entire stay as per the dates on your contract agreement.

Before moving in, you are required to pay your bond in accordance with QLD tenancy laws. The bond amount is equivalent to 4 weeks' rent and will be lodged with the Rental Bond Authority by UniLodge Brisbane City on your behalf. The bond is held by the Residential Tenancy Authority until the end of your agreement. Payment for bond can be made via stripe, please contact the property for further information.

Is an advanced rental payment required?

Yes. To secure an apartment, the Tenant must pay two week’s advanced rent to us and a Security Deposit / Bond of 4 weeks rent payable to the RTA.

What do I do if I, or my family need somewhere to stay prior to checking into UniLodge?

If you or your family need somewhere to stay for a couple of nights to a week, or rest your head after coming in from a late-night flight then why not book at Essence Suites Taringa. Offering fully furnished suites that give you the freedom to relax in a place away from home.

If my Visa is not approved do I still have to pay?

If you were not successful in receiving a visa to study in Australia before the commencement of your lease start date, we ask that you write an email requesting cancellation, which must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia. You will then be formally advised that your lease agreement will then be cancelled without penalty. For full terms and conditions please view here.

Does this property have an Application fee?

No. There are no application fees.

Can I cancel my booking before my lease starts? Do I get my deposit back?

Yes. you can cancel your booking before you move in. You will get your deposit back in full if you cancel 30 or more days in advance of your contract start date, otherwise a cancellation fee applies.

Can I organise a departure clean directly with you?

Yes, please refer to Reception.

If I wanted to break my lease, what are the costs associated with this?

You are required to pay a termination fee equivalent to 1-4 weeks of rental fees, which will depend on how much of the agreed tenancy has passed when vacating, or the rent until a new resident moves in, whichever is the lesser amount. Please check RTA website for the reletting costs or contact us for more details.

What electricity cost am I responsible for?

Electricity and Water costs are included in the rent and payable by the landlord.

Can I have an extra guest stay over?

There is no charge to have an extra guest for a maximum of 2 nights. An ongoing charge of $50 per week is required within studio apartments only.

Do I need to organise my own Contents Insurance?

Yes. This is not included in your rental payments.
