Complete the online application and ensure that all required documentation is accurate, up-to-date, and submitted in full. You will be required to submit a current Visa, Passport. Once the Indi team receives your application, it will be reviewed.
If your application is successful, the Indi Southbank Leasing team will send you a rental offer. To accept the offer, you will need to sign the lease agreement.
Upon signing, a bond equal to one month’s rent must be paid, along with the pro-rata rent amount. The pro-rata rent is calculated from your lease commencement date and aligns with the Indi Rent Payment Calendar. Rent will be paid on fortnightly basis. If you are renting an apartment with a furniture package, an additional furniture agreement will need to be signed.
The bond and pro-rata rent must be paid before you move into Indi Southbank.
Leases are available for terms of 5 years or more, however we’d love to hear from you if you would prefer a shorter term (for example, 6, 12, or 24 months).
Car parking spaces are available on site, subject to availability and for an additional weekly fee.
Please speak with the Indi Southbank team if you would like to licence a car parking space. Car parking can be added to your resident profile at Indi Southbank throughout your lease*.

Residents can choose an unfurnished apartment or an apartment with a furniture package. Ensure you have selected the correct apartment options in your application. Furniture packages are subject to an additional weekly rental fee and not included in the rent.
The apartment rent includes access to an on-site team who are there for your convenience to make your life easier. Community events are organised for residents to build connections with their neighbours. Furniture packages are subject to a separate rental agreement with our trusted supplier.
The apartment rent also includes access to shared amenities in the building, unless a bookable space has been reserved by another resident for that time.
Utilities and Internet are additional costs to your rent.
Rent is due per fortnight in line with the Indi Rent Calculator. The Leasing team will ensure that you are aware of when rent is due. To pay rent, complete a direct debit form with Indi, and each month rent is deducted from your account.
Residents have individual mailboxes located in the mail room, as well as access to a parcel room with secure parcel lockers on the upper ground floor. Couriers will place your parcels in these lockers, and a unique access code will be sent to your registered mobile number to retrieve your items.
To ensure you can use this service, please provide the Resident Services team with your Australian mobile number - this can be provided upon arrival.
All parcels must be labelled with the name written on your identification document as this will match your name on your rental agreement.
If you are renting an unfurnished apartment, you will need to purchase all your furniture items, bedding and kitchenware.
If you are renting an apartment with a furniture package, you will need to purchase bedding and kitchenware as this is not included.
Woolworths Melbourne Square (Southbank) is located 350 meters from Indi Southbank which has an array of fresh food available. In addition, there is a Pacific Asian Supermarket 150 metres from the building.
Whilst you have signed a Residential Tenancy Agreement for the apartment you are living in, please contact us to see if moving apartments is an option. Please note there will be costs associated with the apartment move.
Vacating your apartment prior to the expiry date of your Rental Tenancy Agreement is a breach of the agreement and will incur costs. Please contact the Leasing team for more details if you are considering terminating your lease agreement.
Storage cages are subject to availability for an additional cost to your rent. Please speak with the Indi Southbank team if you would like to licence a storage cage. Storage cages can be added to your resident profile at Indi Southbank throughout your lease.
The Indi Southbank resident app contains details to help you connect to the third-party internet provider, Webby. The Indi Southbank team is also available to assist you. Webby can be directly contacted if you are having issues with connection and have been through the troubleshooting guides. You will need to set up your own payment account for Wi-Fi to be available in your apartment.
Free Wi-Fi is available throughout all common areas in the building.
A bond is a payment that acts as security for the resident meeting the terms of their rental agreement or their duties under the Residential Tenancies Act 1997.
The bond must be lodged with the Residential Tenancies Bond Authority (RTBA). The RTBA will hold the bond in trust until the end of the lease. Then, the bond is:
• refunded entirely to the tenant/resident, or
• claimed in part or in full by the landlord/owner if there are outstanding costs to which the landlord/owner is entitled to apply the bond.
The bond is equivalent to one month’s rent. The bond will be paid upon signing of the lease agreement.
You are required to pay the bond via the link details provided by us when the lease agreement is sent.
The Indi Southbank team will then take the following steps to finalise your bond:
• The Leasing team will lodge a bond application with the RTBA (Residential Tenancies Bond Authority).
• You will receive an email from the RTBA to complete the bond submission. Please ensure you accept the bond lodgement before your move-in date to secure your Bond Lodgement Number.

The Indi Southbank team will prepare a Condition Report which records the property’s general condition, including fittings and fixtures, and present you with two copies of this report when you come to collect your access card. The report will be sent to you electronically via your email address on the rental agreement.
Review and, if necessary, add your comments to the Condition Report. You must return the report to the Indi Southbank team within five business days of moving in. It is advised that you keep a copy of the Condition Report until the end of the tenancy to ensure you can refer to the cleanliness and presentation of the apartment when you took possession.
The Condition Report is a very important document, as it can be used as evidence if there is a dispute about who should pay for cleaning, damage, or replacement of missing items, particularly at the end of a tenancy.
You may want to take photos of your apartment at the start of your tenancy to further show the condition.
The owner may claim some or the entire bond for cleaning, damage, or replacement of missing items at the end of your tenancy. If the Condition Report stated that the work was required at the start of the tenancy, or the items were not listed, it can help you prove the bond should be returned to you.

No, your bond and rent are separate payments.
Your bond cannot be used for any payments when finalising your tenancy. You are required to pay rent in the specified way up to and including the date of your departure.
The bond is not a substitute if the apartment is vacated without cleaning at the end of your tenancy.
When vacating your apartment, it is your responsibility to ensure the apartment has been left clean and tidy and in the same condition as when you arrived. Refer to your Condition Report to assist you. Ensure all personal items have been removed and report any damage that may have been caused during your tenancy. If there are maintenance works required in your apartment, communicate with the on-site team who will be able to rectify these issues. Ensuring the apartment is left in the best condition will allow for a speedy bond resolution.
Once you have provided notice to vacate, the Indi Southbank team will provide you with a move-out guide and assist you with ensuring you have a smooth move out.
We offer a cleaning service provider which you can choose to engage with, and the Indi Southbank team will assist with this process.
The Indi Southbank team will start a bond claim, which will be completed within 10 business days after the you vacate the property.
All residents are emailed a link to the claim details. Click through to accept or request changes to the claim and enter in your bank details for the bond refund. Once all tenants/residents have agreed, the RTBA will deposit the money into the nominated bank account(s) within two business days.
If you are overseas and do not have an Australian bank account, the RTBA can issue a cheque that you can deposit into an overseas bank account. If your overseas bank cannot deposit the cheque, an overseas bank transfer can be arranged for a fee. If you have not provided valid bank account details in the bond claim, the RTBA will retain the bond until you provide a valid payment option.
The owner (via Indi Southbank), can recover all or part of the bond at the end of a tenancy if:
The tenant or resident:
• or their visitors have damaged the property
• has left and owes rent (rent in arrears)
• has abandoned the premises
• has left the owner to pay bills they should have paid
• has made unauthorised changes to the property
• there are cleaning or repair expenses that exceed normal ‘wear and tear’
• items that were part of the tenancy agreement are missing.
