Terms and Conditions

1. Subject to these terms and conditions, Realm Caulfield (Realm Property) is offering an Eligible Resident an Eligible Utilities Charges free period for the period of a twelve (12) month lease of an Eligible Apartment at the Realm Property (Promotion).
2. The Eligible Utilities Charges:
   a. are the charges for electricity, air conditioning, hot water, and gas billed through Active Utilities Pty Ltd, and water billed through South East Water Corporation (Utilities);
   b. as individually metered on the leased Eligible Apartment at the Realm Property, while the Eligible Resident is lessee of the Eligible Apartment;
   c. from the lease commencement date until the earlier of (i) the date falling twelve (12) months from the lease commencement date, or (ii) the earlier termination of the lease1 (Promotion Effective Period);
   d. shall during the Promotion Effective Period be invoiced to and paid monthly by Caulfield Sub TC Pty Ltd; and
   e. up to a total cap of $4,000.00 (Promotion Cap).
3. An Eligible Apartment is an apartment that is one of the following types at the Realm Property:
   a. Studio, 1-bed, 2-bed or 3-bed.
4. An Eligible Resident is a person who:
   a. is a natural person over the age of 18 years; and
   b. has never resided at the Realm Property.
5.  The Eligible Resident must:
   a. enter into a lease for an apartment at Realm Property for a term of twelve (12) months or more before the End Date with a lease commencement date before 1 September 2025.
6. The Promotion shall only apply to the Eligible Utilities Charges incurred by the Eligible Resident while the Eligible Resident is the lessee of the Eligible Apartment to which the Promotion is applied. The Eligible Resident cannot transfer the Promotion to (i) another resident, nor (ii) to another apartment, whether or not that apartment is an Eligible Apartment.
7. For all other purposes, the terms of the lease will continue to apply, including making payment of any bond, deposit and first week rental amounts.
8. After the earlier of (i) the end of the Promotion Effective Period, or (ii) the reaching of the Promotion Cap, the Eligible Resident, if they wish to remain in the leased apartment, must:-
   a. Set up their own accounts with Active Utilities Pty Ltd and South East Water Corporation, respectively; and
   b. Be liable for all Utilities charges.
9. This Promotion cannot be used in conjunction with any other promotion or campaign promoted at the Realm Property.
10. We may, acting reasonably, cancel, terminate, modify, extend or suspend the Promotion at any time by updating the terms and conditions published on the following website: https://realmaustralia.com.au/terms-conditions/ 
11. If there is any inconsistency between these terms and conditions and the provisions of the Eligible Resident’s lease, then the provisions of the lease will prevail.
12. The Promotion is valid from 1 August 2025 until 11.59pm on 31 August 2025 (End Date).
13. These terms and conditions are governed by the laws of the state where the Realm Property is located.
