Terms & Conditions 

1. To be eligible for the Up to 2 Weeks Rent Free* offer, you must be classified as a new resident at UniLodge Park Avenue. 
2. This offer is valid for new eligible bookings of selected Studio, Standard Bedroom, 2-Bedroom or 3-Bedroom room types only, on Semester 2, 2026 Full Year, Half Year or Academic Year leases, made between 15/7/2026 and 31/7/2026 (“promotion period”), or until the allocation of 15 eligible bookings is exhausted, whichever occurs first.
3. Lease must commence on or before 7/8/2026. 
4. All new residents must have paid the required bond, deposit and/or upfront rent payments to secure their booking. Failure to pay the required amounts by the specified due date may result in the resident being deemed ineligible for this offer.
5. Depending on lease length, eligible bookings will receive:
   • Half Year lease bookings will receive 1 week Rent Free* 
   • Academic Year lease bookings will receive 1 week Rent Free* 
   • Full Year lease bookings will receive 2 weeks Rent Free* 
6. Rent Free* offer for eligible residents will be applied as a rental credit at the end of the lease. 
7. This offer cannot be transferred or exchanged for cash. 
8. This offer is valid at UniLodge Park Avenue only and is not available at any other UniLodge property in Australia or New Zealand. 
9. If a resident breaks their lease, default on rent payments or otherwise does not complete the agreed lease term, they will no longer be eligible for the Up to 2 Weeks Rent Free offer.*
10. This offer is not valid for bookings that have already been deposited, received or accepted prior to the promotion period.
11. This offer is not to be used in conjunction with any other UniLodge offer.

UniLodge Park Avenue is excited to offer a limited number of rooms, in the form of discounted weekly accommodation for Standard Bedroom unit.

Our goal is to support students who might otherwise be unable to begin or continue their studies at The University of Melbourne, Monash University, RMIT or another approved tertiary education provider due to financial constraints.

With a limited number of discounted weekly accommodations available, eligible students are encouraged to apply as soon as possible.  Applications close on 5 May 2027.

DOMESTIC STUDENT ACCOMMODATION SUPPORT PROGRAM

Who Can Apply?

The support programs is open to new UniLodge Park Avenue residents who meet the following criteria:

1.    Can demonstrate a history of academic achievement; and
2.    can demonstrate that accommodation affordability presents a significant barrier to
3.    commencing or continuing their university study; and
4.    are not already in receipt of another substantial competitive scholarship/ support program from a university or other external party, and
5.    are enrolled full time in an approved university program for Semester 2, 2026 or Semester 1, 2027.

How to Apply

1.    Complete the Domestic Student Accommodation Support Program Form
2.    Submit your full application to parkavenue@unilodge.com.au 
3.    Application deadline: 5:00 PM, 5 May 2027.
4.    All applications will be reviewed based on eligibility and merit. UniLodge may request additional information to support your application. 

Selection Process

Applications will be evaluated against the following criteria: 

•    Applicants must be eligible domestic students.
•    Demonstrated financial need.
•    Academic enrolment in an approved university course.
•    Overall merit of the application.

The discounted weekly accommodation will be awarded only if the selection panel is confident the applicant meets the full eligibility requirements. All decisions are final.

UniLodge Park Avenue

Our team will assist with basic cleaning of key shared areas to help maintain a clean and comfortable living environment for all residents. This service forms part of the UniLodge Park Avenue experience, giving residents more time to focus on study, social life and settling into their home.

Terms & Conditions:
1.    This service is exclusively available to residents of 3 Bedroom Terrace multi-share apartments at UniLodge Park Avenue.
2.    This offer is only available to full leased 3 Bedroom Terrace Apartments with 3 tenants.  If the 3 Bedroom Terrace has only 1 or 2 residents, this offer is not available.
3.    This inclusive service is nontransferable to any other apartment or property at UniLodge in Australia or New Zealand.
4.    Cleaning is strictly limited to shared common areas of the apartment, specifically defined as:

• 4.1 The shared kitchen (excluding inside cupboards, appliances, or pantries).
• 4.2 The shared living and dining area.
• 4.3 The apartment balcony, where applicable, limited to sweeping/mopping of accessible floor areas only. Balcony glass, balustrades, external windows and resident belongings are excluded.

5.    Individual resident bedrooms and ensuites (where applicable) are strictly excluded from this service.
6.    Services consist of basic hygiene maintenance, including:

• 6.1 Vacuuming and mopping of hard floors and carpets.
• 6.2 Wiping down accessible benchtop surfaces, external cabinet faces, mirrors, windows and windowsills, spot clean walls, A/C and PowerPoints, skirting boards.
• 6.3 Basic sanitisation of shared bathroom fixtures (sinks, toilets, and showers)
• 6.4 Spot cleaning including stove top, oven, fridges, microwaves and rangehood.

7.    Residents remain responsible for the removal of all household waste. Our cleaning staff will not remove rubbish, recycling, or food waste from the premises.
8.    "Surface Only" Policy: To protect resident belongings and staff safety, cleaners will only clean accessible surfaces. Staff are strictly prohibited from moving or lifting furniture, personal electronics, or personal items to clean underneath or behind them.
9.    Resident Obligations and Access

• 9.1 Preparation of Space: For the service to be effective, surfaces and floors must be cleared of personal items, dishes, and clutter prior to the scheduled time.
• 9.2 Limited Liability: Any area deemed inaccessible due to excessive clutter, or the presence of delicate personal items will be skipped. UniLodge is not liable for areas left uncleaned due to a failure to clear the space.
• 9.3 Access: By accepting residency in a 3 Bedroom Terrace Apartment, residents grant UniLodge staff and authorised contractors access to the common areas during business hours.  If access is refused, or the apartment is not reasonably prepared for cleaning, free of personal belongings, the scheduled clean may be skipped and will not be rescheduled.

10.    Cleaning will usually be conducted fortnightly during business hours and is expected to take approximately 45 minutes. Exact timing may vary due to operational requirements. 
11.    This service is complimentary; no rent reductions or credits will be issued if the service is unavailable or skipped. Services will not be provided on weekends or public holidays.
12.    UniLodge reserves the right to modify or withdraw this service at any time. We will always aim to give you at least 14 days' notice of any significant changes.
13.    This complimentary service is provided at our discretion and may change or become chargeable in the future.
