1. Subject to these terms and conditions, Realm Australia is offering Eligible Residents up to eight (8) weeks rent Credit when they enter into a lease that commences no later than 31 January 2026 for an apartment at Realm Caulfield (Promotion).
2. An Eligible Resident is a person who:
   1. is a natural person over the age of 18 years;
   2. has never resided at Realm Caulfield; and
   3. has not made an offer on an Eligible Apartment before this offer commenced.

3. The Eligible Resident  will receive a credit to their account spread evenly over the term of the lease term and applied on a monthly basis (Credit) for a total amount equivalent to:
   1. two (2) weeks rent  if they enter into a lease for a one bedroom furnished apartment for a term of 12 months or more;
   2. four (4) weeks rent  if they enter into a lease for an apartment (excluding one bedroom furnished apartments) for a term between 12-17 months;
   3. six (6) weeks rent if they enter into enter into a lease for an apartment (excluding one bedroom furnished apartments) for a term between 18-23 months; and
   4. eight (8) weeks rent  if they enter into a lease for an apartment (excluding one bedroom furnished apartments) for a term of 24 months or more;.
4. For all other purposes, the terms of the lease will continue to apply, including payment of a 4-week bond, deposit and rental payment in advance by the date specified in the lease.
5. If an Eligible Resident terminates their lease during the term of the lease, they will lose the benefit of any part of the Credit that remains outstanding.
6. The Credit cannot be transferred or exchanged for cash.
7. This Promotion is not valid in conjunction with other promotions, campaigns or offers affiliated with Realm Australia or Realm Caulfield.
8. This Promotion is not valid if booked via education agents, bookings agents, or referral agents.
9. We may, acting reasonably, cancel, terminate, modify, extend or suspend the Promotion at any time by updating the terms and conditions published on the following website: https://realmaustralia.com.au/terms-conditions/
10. If there is any inconsistency between these terms and the provisions of the Eligible Resident’s lease, then the provisions of the lease will prevail.
11. The Promotion is valid from 1 October 2025 until 11.59pm on 31 December 2025 .
12. These terms and conditions are governed by the laws of the state of Victoria.
