Does this property have an Application fee?

No. There are no application fees.

Do I need to pay a deposit to secure the booking?

Yes. To secure the apartment the tenant must pay 2 weeks rent plus cost of a mattress protector and shower curtain (if applicable). A Bond is payable, equivalent to 4 weeks rent if $800.00/ week or less or if $801/week or more is equivalent to 6 weeks rent, and is payable to the State Government Authority. In Adelaide, the authority is the Residential Tenancies Fund.

Is there a cancellation fee once I have secured an apartment?

Yes there is a cancellation fee equivalent to 2 weeks rent.

Are car parking spaces available?

There are no car parking spaces available.

Do I need to pay a departure clean fee?

Yes - The cost to clean a room depends on the room and you will be invoiced individually for this clean.

If I wanted to break my lease, what are the costs associated with this?

Per the lease agreement, the tenant will be charged a reletting fee which equates to 2 weeks rent + GST by the remaining weeks to the end of the agreed term divided by 75% of the total agreed weeks, plus the departure clean and any remaining sundry charges and is required to pay rent until a replacement tenant has signed the lease.

What electricity cost am I responsible for?

Electricity is separately metered so tenants are responsible for payment of their own electricity connection & consumption. Each tenant will hold their own account with an energy company. UniLodge recommends each tenant use the connection company called SUMO.

How much is the Internet / WIFI?

Tenants need to organise their own internet plans.

Do I need a mattress protector?

Yes, these are charged at $29.95 per bed.

Do I need to organise my own Contents Insurance

Yes - this is not included in your rent.

Where can I find resources to manage my health and wellbeing?

UniLodge has listed a number of resources on our Student Health and Wellbeing page.

What cancellation conditions do you have?

  1. No Visa No Pay – Amend arrival date or return of deposit for any Visa Cancellations or decline of Visa Grant after a booking is made.
  2. International/Domestic Borders Close - Amend arrival date or return of full deposit.
  3. Cancellation of Flight - Amend arrival date or return of full deposit however will be required to provide proof of cancelled airline ticket prior to amending date or return of deposit.
  4. Change of mind - Deposit is non-refundable.

What are your check-in times and days?

You are welcome to check-in Monday – Friday 8.30am – 4.00pm.

What happens if I arrive outside of check-in times/days?

We recommend that you prearrange a hotel or alternative accommodation until you are able to check-in during check-in hours.

Can I request to check-in after hours?

Unfortunately, we do not offer check-ins outside of specified check-in times.

I am going into shared accommodation do I need to complete a PCR Test?

Yes, PCR rules from SA Health advise that you must complete a PCR test within 24hr of arrival. In addition for the wellbeing of all of our residents, if you have booked in for shared accommodation you must show evidence of a negative PCR test result.
