Terms and Conditions

1. To be eligible for this offer, applicants must be classified as new residents of UniLodge Park Avenue.
2. This offer applies to eligible applications submitted directly to UniLodge Park Avenue or through an approved education, booking or referral agent between 29 July 2026 and 14 August 2026.
3. Applications received, deposited, confirmed or accepted before 29 July 2026 are not eligible for this offer.
4. Eligible residents will receive the following rent-free incentive based on their confirmed room type and lease option:

5. Standard Bedroom Academic Stay and Standard Bedroom Flexi Stay bookings are not eligible for the rent-free incentive. These bookings may instead be eligible for the separate Standard Bedroom Effective Rate Rebate, subject to its applicable terms and conditions.
6. All Flexi Stay bookings are excluded from the rent-free offer, regardless of room type.
7. Residents must pay all required bond, deposit, advance rent and other upfront payments by the due dates stated in their Letter of Offer and/or Residential Agreement. Failure to complete the required payments by the applicable due date may result in the booking becoming ineligible for this offer.
8. The applicable rent-free incentive will be applied as a rental credit at the end of the resident’s completed fixed-term lease.
9. The resident’s rental account must not be in arrears at the time the rental credit is applied.
10. Residents who break, terminate or transfer their lease, default on rental payments or otherwise fail to complete the agreed fixed-term lease will forfeit the rent-free incentive.
11. Agent bookings must be submitted through the applicable agent booking process and include the relevant agent code where required.
12. This offer cannot be used in conjunction with the Standard Bedroom Effective Rate Rebate or any other UniLodge discount, promotion, incentive or negotiated offer.
13. The rent-free incentive may apply to approved promotional weekly rates for eligible Studio room types, 2 Bedroom room types, 3 Bedroom room types, and Standard Bedroom Full Year and Half Year bookings. Standard Bedroom Academic Stay and Flexi Stay bookings receiving the Standard Bedroom Rebate are excluded from the rent-free incentive.
14. The rent-free incentive is not transferable, refundable or redeemable for cash.
15. Room types, lease options and individual rooms are subject to availability and will be allocated at UniLodge Park Avenue’s discretion.
16. This offer is valid only at UniLodge Park Avenue and is not available at any other UniLodge property in Australia or New Zealand.
